This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction
Hare Cottage, built in 2014, is a Visit England 5* Gold Family and Pet Friendly self-catering holiday with panoramic views from the large floor to ceiling doors overlooking the stunning rolling green countryside of the Yorkshire Dales.
Hare Cottage can be accessed from the car park via two patio steps. The Cottage is all on one floor with two beautifully presented ensuite bedrooms sleeping up to 6 guests. Both bathrooms have under floor heating one of which provides a step free, level entry walk in shower and a roll top bath.

The nearest railway station is in Northallerton which is 14.5 miles away. Accessible taxis are available from within the local area (Bedale and Leyburn). Accessible taxis can also be available from outside the train station in Northallerton.

Key Collection, Welcome and Car Parking
Full details and information regarding key collection, welcome and car parking facilities will be sent to the customer via email following confirmation of booking.
Designated car parking is available for 2 cars plus overflow on private land in a courtyard area less than 4 meters from the front of the Cottage. The parking area is has permeable paving grid, which allows grass to grow through.
This area is well lit at night by motion sensor lights.

Entrance to Property
The front door is 34ins wide. The patio doors exceed 60 inches if both doors are open.
The access to the door to the front and the rear of the Cottage from the car par is made via 2 patio steps with a slight shallow step up into the property.
The entrance is well lit via motion sensor lighting.
The floor covering inside the entrance is a short pile carpet.

Halls, Stairs, Landings, Passageways
The cottage comprises of an open plan living space with direct access to the two en suite bedrooms with level entry access to all.
All entrances to each room in the Cottage is 750mm/29.5ins wide.
The patio area can be accessed via the doors overlooking the garden which both open with a width space exceeding 60ins wide.
The floor covering to the bedrooms is a short pile carpet.

Sitting Room/Lounge
The sitting room/lounge & kitchen diner are all directly accessed from the front and rear of the one storey Cottage.
The doors opening to both ensuite bedrooms and subsequently bathrooms are 750mm/29.5ins wide.
The cottage has a mixture of seating with sofas and soft chairs with a mixture of non-feather and feather and down cushions.
All seating furniture can be moved.
There is Wi-Fi, a widescreen digital television (fixed to the wall but can be repositioned) with remote control, subtitles, Netflix, and a DVD player.
Lighting is natural daylight and by night levels are controlled by dimmer switches or overhead lighting. Lamps are also available in each room excluding the en suite.
Under floor heating throughout bathrooms are tiled, the open plan living room/kitchen diner are oak floor boards and the bedrooms are short pile carpets.

Dining Room
The sitting room/lounge & kitchen diner are all directly accessed from the front and rear of the one storey Cottage.
The doors opening to both ensuite bedrooms and subsequently the bathrooms are 750mm/29.5ins wide
All seating furniture, including the dining room table can be moved. The table has legs on each corner and can seat up to 6 people, additional chairs are located in both bedrooms. 4 chairs have non-feather cushioned seating.
There is a widescreen digital television with remote control, subtitles, Netflix, and a DVD player.
Lighting is natural daylight and by night levels are controlled by dimmer switches or overhead lighting. Lamps are also available in each room excluding the ensuite.

Kitchen
The sitting room/lounge & kitchen diner are all directly accessed from the front and rear of the one storey Cottage.
The doors opening to both ensuite bedrooms and subsequently the bathrooms are 750mm/29.5ins wide.
All seating furniture, including the dining room table can be moved. The table has legs on each corner and can extend to seat up to 6 people, additional chairs are located in both bedrooms.

Bedrooms and Sleeping Areas
As Hare Cottage is all on one floor both bedrooms have step free entry level access.
One bedroom has a zip link king sized bed, on the ground floor, with step free level access from the front door.
The doors to both bedrooms are 750mm/29.5ins wide.
Both rooms and one bathroom has a chair with a cushion.
A travel cot with mattress is available upon request.
Natural daylight lights the rooms by day with dimmer switches and bedside laps lighting the rooms by night.
Both beds have ample pillows, cushions and blankets.

Bathrooms, Shower-rooms and Toilets
Both bedrooms within the cottage are en suite. One of the bedrooms has the following:
Step free, level access from the bedroom.
Door opening 750 mm/29.5ins wide.
A level entry, step free monsoon walk in shower.
A free standing roll top bath.
Toilet.
Wash basin with overhead mirror with additional lighting.
Non-slip tiled flooring.
Bath and shower mats available for use. The second bathroom has:
A monsoon shower over the bath that requires a step and over access.
A Toilet and a wash basin

Garden
The patio area spans over the front of the property which can be accessed via the French doors of the open-plan lounge/kitchen diner by one small step.
The garden area can be accessed down to patio steps and provides a western cedar hot tub at the end of it with an additional decking area with extra seating and a table for up to 6 people. A BBQ is also available.
The garden has a flower bed which runs either side with chicken wire attached to the fencing to prevent pets getting in or out.
An alternative bench is also available on the patio for additional seating.

Additional Information
Trained assistance dogs are welcome.
The mobile phone reception is adequate.
The nearest doctors surgeries are located in Leyburn and Bedale just 6.5miles away. The nearest general hospital with an A&E unit and walk in NHS is 14.5 miles away. Additional information for dentists/chemists etc. are available in the welcome folder and within the Cottage.
All areas in the cottage have good colour contrast between the floor, doors and walls. Generally, doors and doorframes are dark wood and walls are light in colour.
The cottage contains an extensive welcome pack where lists of nearby attractions are available. Details of their Access Statements can be accessed online, where available.

Future Plans
We are planning to upgrade both bathrooms and the doors to the front and rear of the property to include accessible handrails.
